Ultimately, value is established when the price a Buyer is willing to pay matches the price a Seller is willing to sell. The important part is establishing that initial market list price because it sets the tone for the markets reaction.
This initial list price comes from a combination of facts and emotions.
What similar homes are selling for in your neighborhood. Similar includes things like house size, lot size, age of the home, location of the home and the quality and amenities. A good Realtor will look at all these factors.
Most agents say you have to take emotion out of any sale. I say...that's impossible. Establishing a price includes things like your motivation to move. If there's no pressure to move, your price may be higher to start. If you have a job change or life event, you might want to sell it quicker and start lower.
